How much does Freedhome cost and when do I start paying?
For you it's €0, always. Nothing upfront, no fixed fees, no subscription: we take nothing out of the rent. You list the property, receive requests and go ahead with the tenant you choose without paying a thing. The verified tenant pays, and it's worth it for them: with them you also get Tutela Rischi Proprietario. With a tenant who isn't verified you still go ahead, with the digital services only.
Why does it cost me €0?
Because it's the verified tenant who pays, not you: they cover the protection that shields you (€199 one-off + 5% of the rent), and in exchange keep deposit and down payment in their account and get legal protection. No hidden costs: each side can see what the other pays. It applies to tenants you invite yourself too.
How do I receive the rent?
Straight into your IBAN, in full. The tenant authorises an SDD mandate once; from then on a qualified third-party payment provider debits them every month and credits you the full rent, with a notification and receipt on every collection — Freedhome does not collect on your behalf. Rent of €800: €800 lands in your account, in full and on time. The tenant's debit includes their protection fee: €199 one-off plus 5% of the rent (~€40 a month on rent of €800).
What's included when I choose my tenant?
Everything you need to rent out and sleep soundly. The digital services are always there: digital contract and signature, registration with the Italian tax office, digital handover report and automatic rent collection into your IBAN. With a verified tenant you also get Tutela Rischi Proprietario: missed payments up to €15,000 (up to 12 months advanced), property damage up to €5,000 against the approved HomeCheck report, with €150 of co-responsibility borne by the tenant, and legal matters handled by our own team. Subject to the service's requirements, limits and conditions.
Is there a deadline to go ahead at €0?
No. You go ahead at €0 with the request you choose, whenever you want, as long as the listing is online. Going ahead simply means accepting the service with the tenant: we don't charge you anything and there are no commitments. That applies to tenants you invite yourself too.
What happens if the tenant doesn't pay the rent?
With a verified tenant, missed-payment cover is active: in the first 30 days we automatically send up to 3 operational reminders. If the tenant doesn't catch up, you report the arrears in the platform and we coordinate the amicable stage plus eviction or injunction. We advance you up to 12 months' rent or €15,000 in total (whichever is lower). Available after 3 months from the start date, one activation per contract. Recovery is on us.
What does Damage cover include and how much is it worth?
With a verified tenant: up to €5,000 in total to repair damage attributable to the tenant, validated by comparing the photos in the report with the HomeCheck approved at the start. Nothing payable by you; €150 of co-responsibility that we charge directly to the tenant for each validated instance of damage. Available after 3 months from the start date, one activation per contract.
Is FreedHome an estate agency?
No. We don't act as intermediaries under Italian Law 39/1989: you publish, and tenants' requests reach you directly in the platform, message included, and you can always read them. Replying in chat takes a verified tenant, or you activating the practice. Freedhome acts as a technical publishing tool in your name and on your behalf, verifies tenants and orchestrates the contract, payments and cover. That's why there are no commissions.
How do we verify tenants?
The tenant confirms identity, income and reliability against the databases banks and insurers use, and has 7 days to do it from sending the request. Verified tenants carry the badge, appear first and unlock the chat. With a verified tenant you get Tutela Rischi Proprietario; with one who isn't verified you still go ahead, without cover. Receiving them costs you nothing.
Which contract types do you support?
Open-market 4+4 (Italian Law 431/98 art. 2 §1), rent-controlled 3+2 (art. 2 §3), short-term up to 18 months (art. 5 §1) and university students from 6 to 36 months (art. 5 §2). eIDAS advanced electronic signature, with filing at the Italian Revenue Agency via the electronic RLI form included in the service.
Can I cancel at any time?
Yes, at any time by writing to Support in chat. No lock-in, no penalty: the tenant's verification fee applies only to rent actually collected. Cover cases already opened still run to their conclusion under the terms of the Contract.
I'm a tenant: how much does FreedHome cost me?
With a certified request: €199 once + 5% of the rent (around €40/month on rent of €800), charged only from the first month's rent, once you've already found a home. Nothing upfront, no risk. In exchange: deposit and down payment stay in your account (up to €2,400 you don't tie up), no agency fees, legal protection in disputes and 3x more chance of renting. The non-certified request does exist and it's €0, just the rent: the landlord receives it and reads your message, but cannot reply in chat until you complete your profile or they activate the practice themselves. Getting certified pays off, and you have 7 days to do it.
I'm a tenant: why should I get certified?
Because you appear as certified to the landlord, who goes ahead with you at €0 and with cover active. So you have 3x more chance of closing in days rather than months. And you rent with no agency, keeping deposit and down payment in your account.
